Residential Landlords Protection

Residential Landlords Protection Policy

Our Residential Landlords Protection Policy combines home building and landlord contents into one simple policy and includes general liability. It also has options to add damage by tenants (including cover for poor housekeeping and unhygienic living conditions), loss of rent and rental default.

What we like to write under this policy …

  • Tenanted properties where the tenant resides at the location on a full-time basis.
  • Minimum rental term is 3 months.
  • Landlord policies combined sum insured up to $4million for tenanted home buildings and landlord contents.
  • An enforceable lease agreement must be in place.
  • The insured or their agent must inspect the property every 6 months as a minimum.

What we do not like to write under this policy …

  • Homes that are used for short-term/holiday rentals.
  • Unoccupied homes.
  • Homes with postcodes north of the Tropic of Capricorn.
  • Homes that are located within 100 metres of uncleared natural bushland.

(Australian statistics have shown that properties located within 100 metres of uncleared natural bush land are 85% more likely to be destroyed in a bushfire compared to those with a cleared space of more than 100 metres.)
